BUYERS & SELLERS, are you aware that from the 1st NOVEMBER 2011, all residential dwellings and movable dwellings including caravans, and temporary accommodation including safari-style tents are required to be fitted with working photoelectric smoke alarms?

If you already have smoke alarms installed in your home and of the type referred to an "ionisation" type, you will not have to change to a photoelectric smoke alarm until one of the following occurs:

  • Your smoke alarm ceases to work, then you will need to replace it with a photoelectric type smoke alarm; or
  • You sell your home; or
  • You rent out your premises or renew a tenancy; or
  • You hire out your caravan.

It is imperative as a SELLER that you comply with the new legislation and supply the relevant Cetification prior to the Settlement Date of your Property or your Settlement might be delayed.

BUYERS, it is important that you are aware of the new Legislation to avoid post Settlement issues.

BUILDSTART DEADLINE EXTENDED - until 31st DECEMBER 2009

The Northern Territory Government announced the introduction of the $14 000 Buildstart scheme for the purchase and construction of new homes.

The
scheme, available to new home buyers, including investors, but not first home buyers, runs from the 27th OCTOBER 2008 to the 31st DECEMBER 2009. 

The grant is not means tested but the purchase price for a new house or unit is capped at $1 000 000 (including the land).  The construction cost for a new house is capped at $700 000. It is not a requirement for the applicant to occupy the home nor is the scheme limited to one grant. That is, if you purchase two new houses, you are entitled to two grants.
